To New Beginnings, a place-led brand that brings Ballymore’s vision for community, design and nature to life in the heart of Mullingar.
Ballinderry Gardens is a new residential development in Mullingar by Ballymore, created for first-time buyers and growing families seeking space, connection and a strong sense of belonging.
Background
Ballymore is one of Ireland’s leading property developers, recognised for ambitious regeneration projects and a reputation built on quality, reliability and craft.
With Ballinderry Gardens, Ballymore was launching one of its first residential developments outside the Greater Dublin Area in Ireland. The challenge was to build trust, desire and market presence in a new regional context, while communicating the quality and care associated with the Ballymore name.
At launch, there was no showhouse available. The brand, website and marketing materials had to do more than inform. They had to help buyers picture the lifestyle, understand the quality and feel confident in the development before stepping inside a finished home.
The Idea
To New Beginnings captures the optimism of buying a first home, the sense of starting a new chapter and a toast to the opportunity to put down roots in Mullingar.
The brand connects Ballymore’s commitment to design and quality with the warmth, landscape and lifestyle of the local area. It positions Ballinderry Gardens as a place shaped by belonging, nature and everyday connection.


Storytelling
We built the entire brand narrative around four key pillars that reflected the essence of Mullingar and the Ballymore ethos:
- Nature & Landscape – celebrating Mullingar’s lakes and open spaces.
- Community & Connection – highlighting the warmth of a thriving town.
- Heritage & Culture – grounding the development in its local story.
- Design & Detail – showcasing Ballymore’s craftsmanship and care.
Our creative approach combined local authenticity with aspirational storytelling. We worked with local photographers to select a series of images that captured the area’s natural beauty and commissioned a bespoke lifestyle shoot featuring young families exploring the lakes, town and green spaces.
This blend of local imagery and professional production helped to bring the campaign to life across multiple channels – from digital platforms and social content to brochures, signage and hoarding – creating a seamless and evocative brand experience even before the first showhouse opened.
Execution
Idea created a cohesive brand experience across strategy, identity, storytelling, CGI, photography, video, brochure, hoarding, signage, digital advertising and website design.
Rooted in Mullingar’s setting between Lough Ennell and Lough Owel, the visual direction uses flowing graphic elements, landscape-led colours and authentic local imagery to create a distinctive sense of place.
The colour palette draws from the local environment. Deep pool teal-blue anchors the identity, evoking the stillness of the lakes, while warm sandy cream adds softness, craft and contrast across typography, illustration and supporting details.
Lifestyle photography, CGI and digital walkthroughs bring the development to life before the showhouse opens, helping buyers picture the homes, the setting and the lifestyle from the first point of contact.

The Ballinderry Gardens launch generated strong early awareness, enquiries and positive sentiment.
The brand has helped Ballymore establish a trusted presence in a new regional market, creating an emotional connection with buyers before they visit a completed showhouse.
With a brand identity rooted in place, a strong digital-first launch and a clear story of new beginnings, Ballinderry Gardens creates a blueprint for future Ballymore developments outside Dublin.
